These days in Sydney, there is an expectation that Building and Pest Reports be provided with the contract of sale or supplied by the vendor and selling agent. Whilst this pre-emptive approach is beneficial to buyers and has other benefits for vendors and agents, all parties need to be mindful of the inherent nature of ‘human bias’. Because we are independant of the ‘process’, we can provide an impartial and unbiased building defect report or timber pest inspection. It can pay dividends to get a second opinion.
Its a standard Level of Due Diligence when buying or selling property in NSW
A combined building and pest inspection is the standard level of due diligence when buying or selling a property in NSW. For a relatively small fee, you can make a much more informed decision rather than ‘hoping for the best’ when it comes to the condition of your buildings.
Repairs and Upgrades are Expensive
The cost of fixing or repairing major building defects is usually in the tens of thousands of dollars – $10,000-$15,000 for drainage upgrades, $25,000 for a new bathroom, $35,000 plus for a new kitchen, $5,000-$7,000 for a Termite treatment. Upgrades don’t come cheap. Not all buildings are equal. Knowledge is power.
